Overview
GuestAdmin has registered many properties for owners, who can apply via our legal team, by contacting us.
Should you be one of our Property Manager clients and want us to provide a link for your owners to apply via you or your communications, then contact us, so we can arrange this for you.
GuestAdmin has already added a method of exporting the correct fields and data in both .csv and .xls format ready to be uploaded to the online NRUA registration systems, which can be found in the main Bookings screen within my.guestadmin.io/bookings as shown below.
Please follow these instructions:
Go to your bookings page, you will see an "Export Data" button click this to make your selection:
1. Start date
2. End date
3. Choose property name
4. File type CSV
5. NRUA Info: Yes
This will export a .CSV file which is the format required by the NRUA declaration via their N2 program which needs to be downloaded and installed to your MS Windows computer unless someone else is making the declaration for you, if this is the case then send the data file to them.
The guestadmin system does not necessarily know which bookings came from an OTA or not, so you may need to delete the rows which have information about your direct bookings, so you only report the bookings that came from Airbnb, booking.com, VRBO, Expedia or other 3rd party booking website.
The data is anonymised so just request this file type and you can download it to your location machine in the correct format the NRUA declaration process requires it in which is .CSV
The registradores.org system will announce when they have made available a version of their N2 program that can work with Apple MAC Operating System (OS) on 23rd of February 2026, however this only gives those users 1 week to declare their rental activity.
The paper based form and field required is shown below.
Important Deadline
From 1st February to the 2nd March you have to now submit your rental activity data (anonymised) to registradores to be able to keep your NRUA registration for each type of rental activity you may have applied for.

The software is available on the Sede Electrónica del Colegio de Registradores (Spanish Registrars' Electronic Office).

Download Path:
Navigate to Información y ayuda \(\rightarrow \) Documentación y descargas \(\rightarrow \) Depósito de Arrendamientos and select the N2 Application icon.
Installation:
Once downloaded, run the setupn2.exe file to install the software on your MS Windows 10+ computer.
However, most computer operating systems will block this type of file being installed
Functionality:
The N2 application is used to complete the required reporting model for short-term rentals and generate the file for telematic submission.
Deadline:
The informative model must be submitted between February 1, 2026, and March 2, 2026.
Ensure you have a digital certificate (like AutoFirma) installed to sign the documentation.
