Spain’s New Single Lease Registry (NRUA/NRA/NRU) 

What Holiday Rental Owners Need to Know


Effective July 1, 2025, Spain is rolling out a major change for all short-term and holiday rental properties: the introduction of the Single Lease Registry and the NRA (Número de Registro de Alquiler).

What Is the Single Lease Registry and NRA?

Spain’s Single Lease Registry is a new, nationwide digital database for all properties offered as short-term or seasonal rentals via OTA's (Online Travel Agents). Every property must be registered and assigned a new unique NRA (Número de Registro de Alquiler) to be legally advertised on OTA platforms like Airbnb, Booking.com, and Vrbo. This regulation applies to entire properties, individual rooms, and even boats, chalets & caravans used as accommodation.

Key Points:

Mandatory from July 1, 2025: All short-term rental properties must have an NRA to operate legally via the OTA's.

Centralised Oversight: The registry aims to reduce illegal rentals, improve tax collection, and ensure safety and quality standards.

Annual Reporting: Owners must submit a yearly report of rental activity and keep property information up to date.

  1. Price including the NRA Registration fee at €225+IVA, for this first year, we will pay the registration for you, and then subsequent years, this is up to you.


The current annual registration fee is €27 + IVA


Information Needed To Apply:

The most accurate documents to proceed with this application are:

  • Digital Certificate + password
  • ID Document (NIE/TIE) both sides
  • Passport
  • Title deed (escritura) and or Nota Simple for the property
  • Tourist license
  • CRU/IDUFIR reference/code (found in Escritura/Nota Simple)
  • Catastral reference/code (found in Escritura/Nota Simple)

Not Mandatory but would help your application if you have some or all of them to supply to Dingle Lease Registry when submitting the NRA application:

  • Habitability certificate
  • Energy efficiency certificate (all property's will require this soon anyway)
  • Civil Liability Insurance policy
